  • A low-density home community in the El Valle valley, on the quiet north side of the Samaná peninsula.
  • Between two protected landscapes: the national park whose coastal boundary ends at the valley's beach, and the marine mammal sanctuary whose waters begin at the shoreline.
  • The tourist land ordinance zones this part of the peninsula for dispersed, low-density use; the project's own rules are written to keep the place what it is.

How to check any Dominican title

The rules of the place

  • At most 40 percent of any lot may be built on; the rest stays green, planted preferentially with native vegetation.
  • Height capped at ten to eleven meters; nothing rises above the trees.
  • A minimum share of natural materials in every structure; rainwater collection in the design standard; no solid perimeter walls.
  • Water and power designed self-sufficient: wells, rain capture and storage; solar first under the country's net-metering regime.
