How much does land cost in Samaná in 2026?

In August 2026, asking prices for land on the Samaná peninsula run from about US$10 per square meter for rural bulk land to US$250 or more near the best-known beaches. Las Terrenas carries the top of the ladder, the El Valle corridor barely appears on it, and one thing matters before any number: the Dominican Republic has no MLS and no public transaction registry, so every price you will read anywhere, including here, is an asking price unless a registry document says otherwise.

The spread is the story. The same peninsula prices at US$10 and at US$250 per square meter, and the difference is access, services, beach fame and title stage, not soil. The El Valle corridor sits one ridge from the airport with almost nothing publicly listed: the visible market there is a handful of small pre-construction projects and that one beachfront ask.

Why is everything an asking price?

There is no multiple-listing service and no public registry of transaction prices. The state publishes tax collections: DGII's property transfer-tax take grew 15.9 percent in 2025 nationally, which proves direction, not local prices. Agency market pages quote appreciation and yield figures that no registry can confirm, so treat them as marketing. Anyone quoting you a Samaná 'sales price' is quoting an ask or their own book.

What actually moves prices here

  • Access works: the toll road cut Santo Domingo to about 2 hours 15 minutes, two road works are in execution in the El Valle corridor in 2026, and a second port is announced.
  • Air routes: El Catey's Montreal and Toronto services, and the Paris-Orly route flying since December 2025, from an airport still under 20 percent of capacity.
  • Protection: about 31 percent of the province is protected area, which caps supply near the best coast permanently.
  • Title stage: titled and deslinded land asks more than possession land everywhere, and earns it.
